Our attorneys at Bauer Law Group have stayed up to date on all COVID-19 procedures and protocols that ensure our staff and our client’s safety are a top priority. Governor Ned Lamont’s Executive Order 7Q allows for remote notarization by an attorney (Commissioner of the Superior Court), to safely conduct real estate closings virtually through June 23, 2020. In order to comply with this order, the following procedures must be followed:
- The client must show satisfactory evidence of identity (i.e.: driver’s license);
- The virtual meeting must be recorded and retained by the attorney for 10 years;
- The client must be physically present in Connecticut and must verbally affirm so;
- The client must physically show the document with the client’s signature to the camera so that it is visible to the attorney;
- The client must transmit, by fax or email, a legible copy of the signed documents directly to the attorney on the same date it was executed;
- Only an attorney admitted to practice law in the State of Connecticut and in good standing may remotely conduct a real estate closing; and
- All remotely notarized documents pertaining to real property shall be accepted for recording on the land records by all Connecticut Town or City Clerks. A one-page Certification confirming the use of Remote Notarization procedures shall be attached to each remotely notarized document submitted for recording on the land records in Connecticut.
